Technical Notes 2025, Issue 158 - Bearsden Community Hub update
- The purpose of this Technical Note is to provide a status update on the Bearsden Community Hub project.
- Report Number PR/019/25/JR - General Services Capital Programme Monitoring Report 2025/26 - Period 3, was considered by the Policy & Resources committee on Thursday 11th September. This report contained the following update in relation to the Bearsden Community Hub project.
During the course of the Summer period, additional RAAC has been encountered at Bearsden Community Hub within the vicinity of the brickwork at the redundant water tower. The outcome of this has been to prolong the works on two counts; firstly, the planned downtakings / demolition to this section of the roof took longer than planned whilst a new temporary works solution was agreed with the contractor; secondly, the permanent design of the new roof was then adjusted to allow for the demolition of the water tower and the replacement of this section of the roof added to the scope of works. Whilst good progress continues to be made in delivering the project, including all RAAC now having been removed from the building in full, the additional RAAC encountered has introduced significant additional complexity which will result in a prolongation of the project. As a result, practical completion will be delayed and revised timescales will be provided in due course.
- A verbal update was provided to Members at committee confirming the likely delay to the project. It is now projected the project will complete in full in late January 2026.
- On-going updates on the project will continue to be provided via the regular General Fund Capital Programme Monitoring Report submitted via the Policy & Resources Committee.
