Details:
- The purpose of this Technical Note is to provide an update on the status of on-going construction works at the flatted affordable housing development at High St, Kirkintilloch by Clyde Valley Housing Association (CVHA), following a request for information in relation to the project at Council on 22nd February 2024 (EDC/002/24/JR)
- The development started on site with Phase 1 in 2017 (40 units) and Phase 2 in mid-2018 (16 units). Following a contractual dispute, a new contractor was appointed to complete the project in May 2022 and started work that summer.
- During the course of these works issues with fire protection, thermal insulation and steel windposts were identified. This has required the external brick façade to be dismantled, remedial works to be undertaken to ensure compliance with Building Regulations and the façade replaced.
- The masonry re-build works commenced in December 2023 with an estimated completion date for the development of Phase 1 and 2 of December 2024. CVHA report that the contractor is currently on programme.
- A further Phase 3 of development has planning permission for 16 flats. This is programmed in the Strategic Housing Investment Plan (SHIP) to start financial year 2024/25.
